Our agreement with guests
Bank End Waters reserves the right to update these Terms and Conditions at any time without notice. Bank End Waters also reserves the right to terminate any agreements or bookings without refund of fees paid if:
- our Site Rules are not adhered to
- the behaviour of any guest or visitor is considered offensive or unacceptable
- the number of guests exceeds that stated at the time of booking
- the number of dogs exceeds that stated at the time of booking
By making a booking or reservation online via our website or by other methods, an agreement is formed between you (the guest) and Bank End Waters. By doing so, you are deemed to have accepted our Terms and Conditions.
It is the responsibility of all party members (and their visitors) to read the Site Rules and abide by them. Not reading the Site Rules is not an excuse for infringement. It is their responsibility to ensure that all members of their party accept the terms of the contract set out in these Terms and Conditions of booking.
Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking without refund.
Your contact details and a deposit or payment in full will be captured during the booking process to secure your pitch and confirm your booking. Our Privacy Policy explains how we use and protect the information that you provide.
Bookings & reservations
Bookings must be made online via our online booking system or, for guests who do not have an email address, over the telephone, or in person.
Following your booking and confirmed deposit and / or balance payment, you will receive a receipt confirming your payment.
Deposits are non-refundable and may only be transferred at the park’s discretion.
Please bring your booking receipt when checking in at reception. Any booking that has not had its balance paid by the due date will be cancelled, with all monies already paid being forfeited.
Reservations can only be made by members of staff at Bank End Waters and are made at our discretion.
Booking restrictions
Parties of single people are welcome. The maximum number of people allowed in your party is 6.
The minimum number of nights you can book is 1, and the maximum number of nights per booking is 30.
Online booking payments
Bookings made via our website require a deposit payment or payment in full, which is processed via Stripe during the booking process.
For bookings made with 30 days or more until your arrival date, you will be given the option of a 40% deposit or payment in full. If you pay a deposit, the balance of your stay is due 21 days before your arrival. You will receive an email reminder 24 days before your arrival date with a secure link to make payment online via Stripe. If your balance has not been received 21 days before your arrival date, we reserve the right to cancel your booking and re-let your pitch.
For bookings made with an arrival date within 30 days, payment in full is required during the booking process.
If you have not received confirmation of your booking, payment or cancellation, please check your spam or trash for our email communications.
Amendments or cancellations
Amendments to existing bookings or cancellations are only available by speaking with a member of Bank End Waters staff. Please contact us during office hours to discuss your requirements.
Cancellation & refunds
We recommend that guests take out Bank End Waters Cancellation Plan or arrange holiday insurance before booking.
All cancellations made by the guests, for whatever reason, must be sent to Bank End Waters by email or in writing via letter. When you cancel giving 14 days’ notice or less, any fees paid will be retained by Bank End Waters as compensation for potential loss of income.
If Bank End Waters is unable to honour your booking for any reason, you will be entitled to a full refund of the fees you have paid. Bank End Water will not accept liability for any associated costs or for compensation claims.
We do not offer refunds for early departures.
Force majeure
Bank End Waters is not liable for refunds or expenses that you incur in the event we are not able to honour your booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, pandemics, health risks, or similar events.
Check-in & check-out times
- Check-in arrival for entry to your pitch is available between 12:00 noon and 8:00 pm *
- Check-out on your departure day is required by 11:00 am
* If you are delayed or intend to arrive later than 6:00 pm please contact us so that we can arrange for a member of staff to be available and greet and sign you in upon arrival.
If no guests are arriving to stay on your pitch, you can stay until 5:00 pm for an additional fee. Please check and confirm with us on the day of your departure if you wish to extend your check-out time.
Electric hook-up fees
For the 2026 season, we have decided not to charge extra for electricity use; it is included in your booking fee.
We do, however, reserve the right to monitor electricity usage and, if deemed to be excessive, apply an appropriate fee. Note that 7kw per day is the average 24-hour usage for pitches across the UK.
Awnings / groundsheets / storage tents
If an awning is required with a ground sheet, this must be made of breathable material. Storage tents are acceptable.
Tents
We currently do not have any pitches suitable for tents.
Children / young adults & visitors
We operate as an adult-only park; therefore, guests (and visitors) must be 18 years of age or above. Anyone under the age of 18 will be politely asked to leave, and if they are a guest, no refund will be offered.
Dogs
Bank End Waters welcomes well-behaved dogs to accompany you on your stay at Bank End Waters (we don’t allow dogs that require an exemption certificate, such as XL bulldogs). We have a dedicated dog exercise area with dog-poo bins on-site and a water bowl located outside the farm shop. Dogs must always be kept on a lead while on-site. You may walk your dogs around our fishing lakes, but must keep to the tracks and not venture on the banks, which may disturb anglers.
We allow a maximum of 4 dogs per pitch. Up to 2 are included free of charge in your booking, and a small fee applies to additional dogs.
You must clean up immediately after your dog; failure to do this will result in you and your guests being asked to leave, without a refund. If your dog is disruptive or continuously barking, Bank End Waters may require you to leave without a refund.
Wi-Fi access & usage
Bank End Waters offers free Wi-Fi access to guests and their visitors. We provide details of how to access our Wi-Fi on arrival.
If, for reasons beyond our control, such as connectivity issues or hardware failure, we are unable to offer Wi-Fi, we reserve the right to offer a discretionary discount. There is currently no restriction on usage.
Barbeques
Guests are welcome to use barbeques, but we stipulate they must be off the ground with no direct heat or flames to the grass.
Liability
Anyone defacing or causing damage to any buildings, equipment or property of the park faces immediate eviction and prosecution.
The pitch hirer will be responsible for and charged for any damage or loss caused by themselves or their visitors to the pitch or to any park facility or other resident’s property.
Your personal belongings, vehicles, vans and their accessories and contents are left at your own risk. Bank End Waters and its staff will not be liable for the loss, theft or damage of any property, nor for any injury, accident or mishap to any person in the park.
Customers must ensure that their property is secured and fully insured for any unforeseen eventuality.
Data protection & privacy policy
The information taken at the time of booking is required to be collected for the purposes of processing your reservation with us. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you.
If you do not want us to use your information for these marketing purposes, please let us know.
